Rating valuation
All properties in a local council area have their Rating valuations reviewed at the same time, which happens at least once every 3 years. The Capital value provided in the Rating valuation gives a good basis to be able to compare properties in the local council area.

Sales history
Find out when the current owners bought the property and how much they paid. The Sales history contains recorded sales of the property since the 1980's.

E-Valuer (Estimate of market value)
An E-Valuer can not be generated for this property because either there are insufficient comparable sales to enable an accurate estimate of the property value, or the property is not a residential property. When an E-Valuer is not included in the Comprehensive property guide the report price is adjusted to reflect this.
Hazard summary
This Hazard summary allows you to gain a better understanding of the natural hazards that may affect a property. It contains natural hazard information based on regional geological mapping and scientific models. This information should be read in conjunction with the data sources and disclaimer below. This information does not replace a site investigation or an engineering report. The purpose of the Hazard summary is to provide an indication of the susceptibility of your property to a particular hazard. It does not provide an estimate of risk or damage to buildings as this requires site specific information.
Recommended background information on natural hazards can be found at PropertyInsight. A more comprehensive Hazard report is also available.

Data Sources
The data used to assess susceptibility is based on:
- Geological database maintained by GNS Science. This database contains geological data generally collected at 1:50,000 scale or better.
- National Active Fault database maintained by GNS Science.
- New Zealand Land Resource Inventory ("NZLRI") and the New Zealand Fundamental Soil Layer ("NZFSL"). This information was generally collected on a 1:50,000 scale and is maintained by Landcare Research.
- 1:50,000 topographic data set from Land Information New Zealand.
Scientific models used by GNS Science and underpinned by the above mentioned data sets are:
- Synthetic earthquake catalogue to assess earthquake frequency.
- Rock strength - slope model to assess susceptibility to landslide hazards.
- The "Camfield" model to assess susceptibility to tsunami hazards.
- Elevation models (20 m contours or better).
Hazards are identified using a property database with geo-referenced parcel and property boundaries. This information is obtained from Land Information New Zealand and Quotable Value. This Hazard summary does not include information from local government and does not replace a LIM report. Not all data and models may be available for a property.
Property trend
Check the last 10 years' history displaying the changing value and sale prices of this property, compared to the average sales prices of the territorial authority and, where possible, suburb.

This chart shows the changes in value over the last 10 years for the target property compared to other residential properties in the suburb and territorial authority. The values shown on the graph show the capital value at the date it was changed, recorded market sales of the property (gross sale price at the agreement date), and average sale prices annually for the suburb and quarterly for the territorial authority, calculated using all sales of residential properties in those areas.
The average sale price for the suburbs and/or territorial authorities with smaller populations may be impacted by lower volumes of sales and should be used with caution. For a more accurate indicator of long term property value growth we recommend using the QV house price index.
Local sales
Check the sales trends in the local area by viewing a list of the most recent sales. A maximum of 30 sales within the last 5 years are displayed.

Continues up to 30 sales.
